520 Fifth Avenue awaits construction of a Supertall in Midtown, Manhattan

At number 12 on our construction countdown is 520 Fifth Avenue, a 995-foot-tall mixed-use skyscraper project in Midtown, Manhattan. Designed by Kohn Pedersen Fox and developed by Rabina Properties, which succeeded in 2019 as lead developer to Ceruzzi Properties and SMI USA, the 507,608 square foot structure will produce 98 residential units, commercial space and four cellar levels. Permit applications that were filed in early 2021 for the project, which is located at the corner of Fifth Avenue and West 43rd Street.

New renderings and mass diagrams show the latest iteration of the supertall, which will feature a number of setbacks, mostly focused on the south and east elevations. Each setback will likely be topped with a private outdoor patio. The north and west profiles will be completely flat with the outline of the indents around the outer edges. The floors gradually decrease in size as they rise in height until they reach the multi-faceted crown, a design gesture inspired by the classic New York aesthetic of the early 20th century. The facade appears to consist of a tight grid of slightly arched windows with dark mullions, grouped vertically in sets of two to three windows.

The first three levels will house restaurants, followed by offices on floors 4 to 28. Floors 29 and 30 will be occupied by mechanical equipment, and the residential space will extend over floors 31 to 68. There will also be a sky lounge, reading room, and solarium on the 69th floor. Residential amenities include a swimming pool, sports field, spa and fitness center in underground floors.

At present, the corner lot, measuring approximately 85 feet by 125 feet, remains inactive. The property is still blocked but is awaiting clearing before excavation can begin.
