First Look: Luxury Apartments on Mermaid Beach’s Albatros Avenue

The wave of low rise apartment developments in the best pockets of Mermaid Beach continues.

The new plans are on exclusive Albatross Avenue, the beachfront strip just south of Hedges Avenue, dubbed the Mermaid Beach Millionaire Row. Albatross is still revered, considered the second-best street in the tiny Gold Coast enclave.

The latest plans have been filed by a company co-led by Tye Alroe of Alroe Constructions, which is looking to create an eight-apartment, four-storey project at 120-122 Albatross Avenue.

There will only be two apartments per floor.

Impact Design’s design statement, the two villas per floor, will provide a high level of quality of living and generate appropriate scale within the development context.

“The villas provided are large habitable dwellings that can accommodate families and focus on maximizing natural ventilation and natural light,”

Each villa will feature open-plan living areas with dining, lounge and kitchens opening onto generous outdoor living areas.

The three-bedroom villas all consist of two and a half bathrooms, with the three- to eight-bedroom villas also including additional multipurpose space.

Villas one and two feature plunge pools with private gardens and landscaping on the ground floor, while villas seven and eight have access to private roof terraces that house barbecue facilities, elevated plunge pools and landscape planters.

Architecturally, the design is contemporary and minimal. Lending itself to the beachfront locale, the building features white walls, wood-look cladding, natural wood-look screens, rough stone, and a palette of natural tones.

“The architectural language is contemporary and minimal with a seaside tone,” the statement added.

The slender curves of the built form pay homage to the nearby beach, complemented by fixed slatted screens giving depth to the facade, as well as privacy from the street and neighbors.

Situated between the cafe and restaurant district of Nobby Beach and the shopping and restaurant district of Broadbeach, residents benefit from a long list of amenities, just steps from the 810m² site.
